How do I book a home with Mighty Tree Properties?

What is your payment policy?
The amount due at booking your reservation depends on when you make the reservation relative to the Check-in date. If you make the reservation more than sixty (60) days in advance of your check-in date, you are required only to pay 50% of the total fees at the time of booking with the remaining balance due thirty (30) days before check-in.

What are available payment options?
We accept payments via Paypal, e-check or any of the three major credit cards (Visa, Mastercard, and Discover).
For other payment method like physical check, wire transfer and Zelle please use the Contact Us Form. -
What is your cancellation policy?
Our cancellation policy works in three phases:
Phase 1: Cancellations that are made more than ninety-one (91) days prior to the arrival date will be eligible for a full refund less $200 or a 5% cancellation fee (whichever is higher) and the Travel Insurance Premium (if purchased).
Phase 2: Cancellations or changes that result in a shortened stay, that are made within ninety (90) to thirty-one (31) days of the arrival date, forfeit the initial payment.
Phase 3: Cancellations or changes that result in a shortened stay, made within thirty (30) days of the arrival date will forfeit all payments.

Do you offer travel insurance?
We always recommend that all of our guests purchase Travel Insurance for their reservations. If you have already booked your stay with us, and did not take out insurance, you may still be eligible to purchase, please visit MightyTree.RentalGuardian.com to purchase, or contact us directly so we can help.

Do you have a minimum stay?
Depending on the dates and home selected, there is a minimum stay required to book. Kindly inquire to know if your dates require a minimum stay.

Please inquire about event policies, fees & eligible properties to host your event.

What are the check-in/check-out times?
Standard Check-in and check-out times depend on the location of the home. Please refer to information below:
Asheville, Sedona, Branson & Smoky Mountains - 4:00PM Check-in & 10:00 AM Check-out
New York - 4:00PM Check-in & 11:00 AM Check-out
Oceanside - 3:00PM Check-in & 10:00 AM Check-out

Do you allow early check-ins and late check-outs?
This is subject for approval based on availability and an additional fee typically applies.

How do we access the home upon arrival?
Check-in & check-out instructions will be sent to your email 7 days before your check-in date. This includes the property address and door access/lockbox code for self-check-in and check-out.

What if I left something behind after check-out?
Please reach out to us and we'll do our best to help as much as possible. However, we should not be held responsible for any lost items post-checkout. Please note that shipping and handling fees may apply.

Can we ship items or packages before & during our stay?
You can have items shipped before or during your stay. However, we should not be held responsible for any lost packages. Please contact us before shipping any items so we can help coordinate the delivery as best as we can.
